    About

Why are you participating for Based LatAm? Latin America is a region where many people face barriers to investing in real estate due to high costs and a lack of financial inclusion. Tokenization of real estate offers a way to democratize access to property ownership, allowing more people to participate in a traditionally exclusive market. By leveraging the Base blockchain, we aim to provide a transparent, decentralized, and affordable solution for Latin American communities to invest in and manage real estate assets.

    How it's made

What challenges are you focusing on? We are focusing on the lack of accessibility to real estate investment for everyday people and the inefficiencies of centralized property management. In many communities, especially in Latin America, real estate ownership is out of reach for the average person, and there is a lack of transparency and trust in the management of properties and rent distribution. How does your submission address this challenge? Our project allows for the tokenization of real estate properties on the Base blockchain. Each property is represented by ERC-721 tokens, allowing users to purchase fractional ownership. These tokens also allow users to receive rent payments directly through smart contracts, ensuring transparent rent distribution. This opens up real estate investment to a wider audience, providing a decentralized, fair, and transparent solution for property management. By decentralizing ownership and automating rent distribution, the system reduces reliance on traditional, centralized property managers and lowers the barrier to entry for property ownership. Challenges we ran into Technical Hurdle: Integrating the ERC-721 standard for tokenizing real estate and ensuring compatibility with the rent distribution mechanism was a challenge. We overcame this by using well-established smart contract libraries (such as OpenZeppelin) and conducting thorough testing with Hardhat to ensure everything worked as expected. Non-Technical Hurdle: Another challenge was considering the legal and regulatory landscape for real estate tokenization in different regions, especially in Latin America. While this project is purely technical, real-world implementation would require additional legal considerations, which we plan to explore in collaboration with local partners.
